Property Damage Appraisal

An independent, documented assessment of what the damage actually is.

Where Consultation is a conversation, an appraisal is a document. I inspect the property, measure and photograph the damage, develop a line-item scope, and produce a written damage appraisal you can put in front of a carrier, an attorney, or an umpire.

This is the service for people who need something on paper — a second opinion they can act on, not just advice.

Who it’s for

•          Property owners who believe the carrier’s estimate is low and want independent documentation

•          Attorneys who need a documented damage assessment supporting a client’s case

•          Owners in an appraisal-clause proceeding who need a competent appraiser

•          Anyone who wants a defensible number before deciding how to proceed

What’s included

•          On-site inspection with photographic and measured documentation

•          Room-by-room and area-by-area scope development

•          Line-item estimate with quantities, unit costs, and totals

•          RCV, ACV, depreciation, and recoverable-depreciation breakdown

•          Written report suitable for submission to a carrier or counsel

What this is not

This is documentation, not representation. Under this service I don’t negotiate with your carrier or manage your claim — I produce the assessment, and what you do with it is yours to decide.

Fees

Flat fee, hourly, or per diem depending on scope and property size. Agreed in writing before I begin. Not contingent on your claim’s outcome.
